Planning a New Deck in the GTA: Composite vs. Wood, Stairs and Permits

A well-built deck is one of the most popular outdoor upgrades for GTA homes, and one of the most used. We are currently building a multi-level composite deck with custom stairs for a family in Markham, and many of the questions they asked are ones every homeowner should think about before starting.

Composite or wood?

Pressure-treated wood costs less up front and is easy to work with, but it needs regular staining or sealing to handle Ontario's freeze-thaw cycles. Composite decking costs more initially, but resists rot, splintering and fading and needs little more than cleaning. For a deck you plan to enjoy for many years, composite is often worth the investment.

The structure matters most

Whatever boards you choose, the frame underneath does the real work. Proper footings below the frost line, correctly sized joists and beams, and joist spacing that matches the decking manufacturer's requirements all affect how solid and long-lasting the deck will be. Composite boards often require closer joist spacing than wood.

Stairs and levels

Wide stairs and multiple levels make a deck feel like part of the house. Stairs need consistent rise and run, solid stringers and proper landings to be safe and comfortable. Guards and handrails are required where the deck is high enough above the ground.

Do you need a permit?

In many GTA municipalities, a deck needs a building permit if it is attached to the house or more than about 60 cm (24 inches) above the ground, and zoning rules can limit its size and distance from property lines. Rules differ from city to city, so it is important to confirm with your municipality before construction starts. We take care of this as part of the project.

Finishing details

A contrasting border, hidden fasteners, lighting and good drainage underneath make the difference between a good deck and a great one.
