Building a Custom Home in the GTA: The Steps from Idea to Move-In
Updated: 1 day ago
Building a custom home is one of the biggest projects a family will ever take on. In the Greater Toronto Area, it also means working with municipal rules, zoning, permits and inspections. At ESKAN Canada Building Group we manage every stage under one roof, and we believe the best projects start with a clear picture of the road ahead. Here is how a custom home build typically unfolds.
1. Consultation and feasibility
Every project starts with a conversation about your goals, your lot and your budget. We look at the property, the existing house (if there is one), zoning limits such as height, setbacks and lot coverage, and site conditions like trees, grading or services. This early review helps you understand what is realistic before you invest in full drawings.
2. Design and 3D visualization
Next, the architectural and interior design takes shape. We prepare floor plans and exterior concepts, then 3D renderings so you can see the home before it is built. This is the best time to make changes: moving a wall on paper costs nothing compared to moving it on site.
3. Drawings, engineering and permits
Once the design is final, construction drawings are prepared and coordinated with structural engineering and other consultants. Your municipality reviews the drawings against the Ontario Building Code and local zoning. If the design needs a minor variance, it may go to the Committee of Adjustment first. Approval times depend on the city and how complete the application is, so we plan the schedule around them.
4. Demolition and site preparation
If there is an existing house, it is safely disconnected from services and demolished, and the site is prepared for excavation. Tree protection, hoarding and communication with neighbours are part of doing this step properly.
5. Construction and inspections
Foundations, framing, roofing, windows, mechanical, electrical and plumbing follow in sequence, with city inspections at key stages. A single project manager coordinates the trades, the schedule and quality checks, so you have one point of contact instead of a dozen.
6. Finishes and handover
Interior finishes, millwork, flooring, tiles and fixtures bring the design to life. Before move-in, we walk through the home with you, complete any final items and hand over the documents you need.
Why one team matters
When design, permits and construction are handled by separate companies, details get lost between them. At ESKAN Canada Building Group, the same team that designs your home builds it, which keeps decisions consistent and accountability clear.
