At Eskan Canada Building Group Limited, our approach to residential construction has been shaped by years of involvement with people’s housing needs — from accommodation and property-related support to renovation planning and home construction.

Our Story
Our background in residential properties began in 2005 with SCAN Canada Guest House, a separate business under the same ownership that provided condominium accommodation in the Greater Toronto Area.
Over time, our work with clients extended beyond their accommodation needs. We became involved in housing-related decisions, helping clients navigate property purchases, arranging renovations, and coordinating improvements to existing homes.
Through Clio, another independently operated business under the same ownership, we also supported newcomers to Canada with accommodation and services related to settling into their new lives.
These experiences provided a broader understanding of what people need from their homes, how those needs evolve, and the importance of coordinating the different services involved.
Eskan Canada Building Group Limited was incorporated in 2012 as a separate company. In 2022, we began focusing more directly on residential construction, starting with a custom home project.
That progression helped shape the direction of ESKAN Canada Building Group today: bringing together planning, design, construction, renovation, and property improvements to serve homeowners across the Greater Toronto Area.

Mahmoud Shams

A Career Built on Experience, Commitment, and Attention to Detail
Mahmoud Shams brings decades of international business experience, a technical background, and a longstanding commitment to helping people establish their lives and homes.
With an educational background in aircraft electrical and electronics engineering, Mahmoud began his entrepreneurial journey in his mid-twenties. He spent a decade living and working in Singapore, developing his business experience while also pursuing opportunities in the hospitality sector.
After moving to Canada in 2001, Mahmoud continued his work in business and hospitality. Since 2005, he has operated SCAN Canada Guest House, providing accommodation and practical support to newcomers. Through Clio, he also helped individuals and families navigate the challenges of settling in Canada, from finding suitable housing to becoming familiar with their new surroundings.
Over time, his experience helping people find a place to call home developed into a broader focus on creating and improving living spaces. This progression led to his involvement in residential construction and renovation through ESKAN Canada Building Group.
Known for his organized approach, meticulous attention to detail, and high personal standards, Mahmoud places particular importance on thoughtful planning, quality workmanship, and ensuring that every element of a project functions as intended.
Today, as Founder and President of ESKAN Canada Building Group, he brings together his technical background, business experience, and practical understanding of homeowners’ needs to guide the company’s approach to construction and renovation.
